About this policy

Not legal advice from a lawyer. These pages are plain-language terms written for this service. They have not been reviewed by an attorney, and reading them does not create an attorney-client relationship. Talk to your own lawyer about how the law applies to your business.

This Acceptable Use Policy is part of the ZIP Seller Lists terms, operated by Miami Expeditions LLC. It does not govern PinOnIt. Breaking it can end your account without a refund for the current month.

The PinOnIt perk is a separate product provided under PinOnIt's own terms and privacy policy at pinonit.com, which subscribers accept separately when they sign up for PinOnIt. This service makes no warranties about PinOnIt.

Lawful use of mailing lists

Use lists only for your own lawful real-estate marketing. Include your name or your brokerage's name, your Florida license information, and anything else the Florida Real Estate Commission's advertising rules and Chapter 475 require. Do not resell, share, or publish the lists, or upload them into a product that does.

Do not state or imply that an owner intends to sell, is about to list, has asked to be contacted, or is in any personal situation. The scores are public-record signals only. Do not mention an owner's trust, estate, death, age, finances, taxes, tax certificates, liens, debt, mortgage or equity, tenure, or other life event or financial situation in your copy. Categories such as tax certificate list, long-time owner and likely high equity are for your own list-building only and must never appear in a letter, postcard, call, or message to an owner.

Do not send mail that looks like it comes from a government office, a court, or a bank, that looks like a bill or legal notice, or that is false or misleading in any other way. Use real postal addresses for yourself, follow the U.S. Postal Service's mailing standards, and do not mail owners who have a current listing agreement if your professional rules forbid it.

Fair Housing

Follow the federal Fair Housing Act and Florida's Fair Housing Act. Do not choose, exclude, or write copy for owners based on race, color, religion, sex, disability, familial status, national origin, or any other protected class. That includes using names, neighborhoods, or other stand-ins to guess a protected class. Do not steer anyone toward or away from a place. Treat every owner on the list the same way.

Credit, employment, insurance, tenant screening

These lists are not consumer reports. Do not use them, or anything in them, to decide on credit, insurance, employment, housing eligibility, or tenant screening, or for any other purpose regulated by the Fair Credit Reporting Act. Do not use them to locate, harass, intimidate, stalk, or threaten anyone.

Mail, telephone, and email rules

Honor Do-Not-Mail requests and any removal request you receive. Send owners to this service's removal page or to stebbins.peter@gmail.com. We suppress matching owners from all future lists and from list files you open or download afterward. Mail you have already sent is not recalled, but do not send more to someone who asked to stop.

CAN-SPAM applies if you email anyone: do not use a misleading subject or from-line, identify the message as an ad when the law requires it, include a valid physical postal address, and honor unsubscribe requests within 10 business days.

The lists contain no phone numbers and are for mail. The TCPA and the Florida Telephone Solicitation Act apply if you call or text: do not use the lists to make unsolicited calls or texts, use autodialers or prerecorded messages without the required written consent, or contact numbers on the National or Florida Do Not Call lists. The fact that a person is on a list from us is not consent.

These duties are shown again before you download a file. You must acknowledge them before an export runs.

Owner-email add-on

ZIP Seller Lists launches as a mailing-list service. Subscribers receive owner names and postal addresses from public records. Phone numbers are not included.

Owner-email add-on: $129.99 per month, per exclusive ZIP, added on top of an active exclusive ZIP subscription. It is not on sale until we open it on this site (the dashboard shows when it is open); until then no email purchase is possible. When you buy it, we look for an email address for the owners on your ZIP's list and deliver what we find to your dashboard and CSV export, within 2 business days of your purchase. Emails are found for some owners, not all. In our own test of 100 sampled individual owners, 75 had an email found, and results will vary by ZIP. We do not promise a minimum number of emails, and we do not promise that an address is current, deliverable, or that its owner wants to hear from you. Emails, when we have them, are stored in a central database controlled by Miami Expeditions LLC. The admin always has access to that database. A subscriber receives a license to use an email only while their exclusive subscription and add-on for that ZIP are active. When either ends, access is revoked. The subscriber may not export or retain those emails after cancellation, except for messages they already sent, and may not resell, share, or publish them. Emails stay with us and are not given to the next subscriber for that ZIP unless our data provider's terms allow it.

CAN-SPAM duties apply to anyone who emails a person: a truthful header and subject, a physical postal address, a working unsubscribe, and honoring opt-outs. Owner removal requests are honored across mailing lists and across email records. Miami Expeditions LLC does not warrant that an address is deliverable or that any person intends to sell.

The add-on is available only for a ZIP you hold exclusively; shared-tier accounts do not receive emails. Add-on emails are for your own outreach only: you may not resell, share, publish or bulk-transfer them, and you must apply the same opt-out, CAN-SPAM, TCPA and Do Not Call rules we require for the mailing lists. Delivery is manual and targeted within 2 business days of purchase; we do not promise a specific number or percentage of emails for any ZIP, and the 30-day money-back guarantee works as described in the Refund terms. You may not keep a copy of add-on emails after the add-on or your exclusive subscription ends, beyond messages you already sent.

Security and enforcement

Do not share your login, probe the service for other agents' lists, scrape it, or bypass a rate limit. We may suspend an account that breaks this policy. The audit log records exports, claims, opt-outs, and admin access to internal email records.
