How we find your sellers

A Miami-based company builds every list from many sources.

  1. 1

    Hunt public records

County property and tax rolls: estates and trusts, absentee and company owners, senior exemptions (65+), multi-property and out-of-state owners, recently inherited homes (est.), underbuilt lots (est.), Airbnb-ready homes near water (est.), and county tax-certificate lists where the county publishes one.

  2. 2

    Rank likely sellers

Long-time owners, estates and trusts, out-of-state owners, and more, sorted by signal.

  3. 3

    Build your contacts

Owner names and mailing addresses each month in your dashboard and CSV. Skip-traced emails are coming soon.

Public-record signals, not a promise anyone will sell.

๐Ÿ’ธTax delinquentOwner is behind on property tax.โ–พ

What it is: The home is on the county's current tax-certificate list. In Florida, when property tax goes unpaid, the county tax collector sells a tax certificate on the home. The owner can still pay it off (redeem).

Why they may sell: Unpaid tax can be a sign of money pressure, an absent owner, or a home nobody is managing. If it stays unpaid, the certificate holder can later apply for a tax deed sale, so some owners prefer to sell first.

How to approach: Be gentle and helpful, never threatening. Don't mention their debt in a mailer.

More about tax delinquent โ†’
๐Ÿš๏ธTired landlordsIndividually owned rentals and second homes.โ–พ

What it is: A home owned by a person (not a company) that does not claim the Florida homestead exemption, so it is not the owner's main home. Most are rentals or second homes.

Why they may sell: Owners who don't live in a home carry the work of tenants, repairs and insurance from a distance. Some are ready to cash out.

How to approach: Talk numbers: rent vs. sale proceeds (our net-proceeds calculator helps).

More about tired landlords โ†’
๐Ÿ‘ตSenior ownersOwner has a senior (65+) exemption.โ–พ

What it is: The owner receives the additional homestead exemption that Florida counties and cities may grant to people 65 or older with limited household income.

Why they may sell: Older owners may be thinking about downsizing, moving closer to family, or a home with less upkeep.

How to approach: Lead with respect and patience. Offer to talk with family too.

More about senior owners โ†’
โœˆ๏ธAbsentee / out-of-stateTax bill mails somewhere else.โ–พ

What it is: The owner's mailing address on the tax roll is different from the property address, sometimes in another state.

Why they may sell: Owners who live far away can't easily check on the home and may find it simpler to sell.

How to approach: Write to the mailing address and make it easy: phone, text and a short reply link.

More about absentee / out-of-state โ†’
๐Ÿ“œTrust / estateOwned by a trust, estate or heirs.โ–พ

What it is: The owner name shows a trust, an estate, a life estate, or heirs.

Why they may sell: When an owner dies, heirs or a personal representative often decide to sell rather than keep the home. Trusts are also used for planning around a move or an estate.

How to approach: Be kind and patient; there may have been a recent loss.

More about trust / estate โ†’
๐ŸขLLC / company ownedOwned by a company.โ–พ

What it is: The owner is an LLC, corporation, or other company.

Why they may sell: Companies buy homes as investments. They sell when the numbers work, which makes them open to a straightforward offer or listing talk.

How to approach: Look up the company on Sunbiz to find the people behind it.

More about llc / company owned โ†’
๐ŸŒณVacant landCounty says it's an empty lot.โ–พ

What it is: The county's land-use code on the roll says vacant (residential, commercial or industrial).

Why they may sell: Owners of empty lots pay tax on land that may not earn anything, and some would rather sell to a builder or neighbor.

How to approach: Know the zoning before you call (check the county appraiser).

Built monthly in Miami, Florida. Ready for postcards.

Built monthly in Miami, Florida: each month we rebuild your ZIP's list from the latest public records we can get (the county tax roll and, where a county publishes one, its advertised tax-certificate list). Some county records only update a few times a year, so not every row changes every month. People you already received are left off the next file.

The file is a CSV with the owner name and mailing address in separate columns (street, city, state, ZIP), so it drops into a mail-merge or a direct-mail printer's upload, including postcard and EDDM-style jobs. Some tax-roll rows have no mailing ZIP, so run the file through your printer's address cleanup before you mail. We supply the list; printing and postage are separate.

Subscriptions renew automatically each month at the price shown, charged to your card through Stripe, until you cancel. Cancel online any time under Dashboard, Account. You keep access through the end of the period you paid for. After your first payment, we do not refund a month that has started or prorate partial months, but we do refund billing mistakes. Your first payment is covered by our 30-day money-back guarantee (first payment only, if you downloaded less than half of that month's list; request within 30 days of the first charge at info@zipowners.com; exceptions apply). See the Refund terms and Terms. Lists are not guaranteed to produce leads, listings, or sales. Not a consumer report.

Five of the top-scored leads in 32819, from the Florida Department of Revenue tax roll.

Questions

Where does the data come from?โ–พ
The Florida Department of Revenue statewide tax roll, published under Chapter 119, from county property appraisers. Owners marked confidential under section 119.071 are excluded. In New York we use the NYS Tax & Finance (ORPTS) local assessment roll published on data.ny.gov. and any owner can ask to be removed on the removal page. We may not catch every record, and the roll can be out of date.
Are these people selling?โ–พ
We cannot tell you that. The list ranks public-record signals that sometimes show up around a move. It is not a prediction, not a claim of intent, and not a guarantee of leads, listings, or sales.
Do subscribers get emails or phone numbers?โ–พ
Plans include mailing addresses only. An owner-email plan is coming soon and is not for sale yet. We do not provide phone numbers.
Can I use these lists to call or text, or to screen people?โ–พ
The lists are for postal mail and have no phone numbers. Do not use them to call or text without the consent the law requires, and never for credit, insurance, employment, or tenant decisions. They are not consumer reports. You must follow Fair Housing, CAN-SPAM, and your state's real estate advertising rules. See the Acceptable Use Policy.
Can I cancel?โ–พ
Yes, online, any time, from Dashboard then Account. The ZIP stays yours through the end of the paid period, then it is released and you are not charged again. Subscriptions renew automatically each month until you cancel.
Can I export to my CRM?โ–พ
Yes. Download CSVs laid out for Follow Up Boss, kvCORE/BoldTrail, Lofty, Wise Agent and LionDesk, or a general CSV, with import tips for each.
Where do the demographics come from?โ–พ
The US Census Bureau American Community Survey 5-year estimates for the ZIP code area. Survey figures are estimates.
