About this policy
Not legal advice from a lawyer. These pages are plain-language terms written for this service. They have not been reviewed by an attorney, and reading them does not create an attorney-client relationship. Talk to your own lawyer about how the law applies to your business.
This Privacy Policy describes ZIP Seller Lists, operated by Miami Expeditions LLC (Properties of Miami). It covers two groups: agents who subscribe, and property owners whose public-record information appears in the lists. It is not PinOnIt's privacy policy and does not modify it.
The PinOnIt perk is a separate product provided under PinOnIt's own terms and privacy policy at pinonit.com, which subscribers accept separately when they sign up for PinOnIt. This service makes no warranties about PinOnIt.
Subscribers: what we collect and why
We collect your name, email, brokerage, Florida license number if you provide it, and a password (stored only as a salted hash). Stripe collects and processes your payment card. We receive your Stripe customer and subscription identifiers and your subscription status. We do not receive or store your full card number. We use this to run your account, secure it, bill your subscription, send you account and billing email, and keep records the law requires.
We keep an audit log of sign-ins, exports, claims, and admin actions, including your IP address, to protect accounts, prevent misuse, and show who accessed lists. We do not sell subscriber personal information, and we do not share it for third-party advertising.
If you click Notify me on the owner-email add-on card, we store that request against your account so we can tell you when the add-on opens. That request is not a purchase and is not consent to receive homeowner emails. If you buy the add-on, we store the order, its fulfillment status and which owner emails were delivered to you.
Property owners and public records
Mailing lists use owner names, mailing addresses, property addresses, and property facts (assessed value, years owned, homestead and absentee status) from Florida public records. These include Florida Department of Revenue NAL tax rolls published under Chapter 119, Florida Statutes, and the county property-appraiser rolls those files compile. We obtain them from the state's public releases. The rolls are updated on the Department's schedule, not daily. Our lists at launch do not include phone numbers or email addresses.
The Department states that its files do not contain confidential records such as social security numbers and records of owners exempt from disclosure under section 119.071. We also drop records that are marked confidential, and government, bank, and business owners that are not trusts. We use the information only to build the mailing lists and to keep removals working. We provide it to our subscribers for postal marketing under terms that restrict how they may use it (see the Acceptable Use Policy). We do not sell it for credit, employment, insurance, or tenant screening.
This is publicly available information, and state privacy laws such as the Florida Digital Bill of Rights generally exclude it. Even so, we offer every owner the choices described below.
Your choices and rights (owners and subscribers)
Whoever you are, wherever you live, you can ask us to: tell you what information we hold about you, correct it, delete it (for a subscriber account), stop using it, or remove you from our lists. Email stebbins.peter@gmail.com, or for owner removal use the removal page on this site, which needs no account. We will answer within 45 days. We may ask for a few details to be sure the request is yours, and we will not charge you for it. We will not treat you worse for asking. If we decline a request we will tell you why. You can appeal by replying to our email, and if you are still not satisfied you can contact the Florida Attorney General's Office.
Some information has to stay. If you ask for removal we keep your name and address on a suppression list so you stay off future lists. We also keep billing and tax records and security logs for as long as the law or a dispute requires. When your subscriber account is deleted we keep only those records.
Public records stay public. Removing you from our lists does not remove you from the county property appraiser, the clerk, or the state's records. See the removal page for how people with a legal exemption can ask the county to do that.
Protected persons (section 119.071)
Florida law makes the home addresses and other personal information of some people exempt from public disclosure. They include active and former law enforcement and correctional officers, firefighters, judges and prosecutors, code enforcement officers, certain other public employees, and their spouses and children. Other Florida laws protect some victims of crime. If you are in one of these groups, use the removal page or email us, say you are a protected person, and we will remove you and your address from all lists. You do not have to prove it to us or tell us your job. We also encourage you to send the notarized written request that section 119.071(4)(d) requires to your county property appraiser, so the information is removed from the source records too.
Owner-email records and the add-on
ZIP Seller Lists launches as a mailing-list service. Subscribers receive owner names and postal addresses from public records. Phone numbers are not included.
Owner-email add-on: $129.99 per month, per exclusive ZIP, added on top of an active exclusive ZIP subscription. It is not on sale until we open it on this site (the dashboard shows when it is open); until then no email purchase is possible. When you buy it, we look for an email address for the owners on your ZIP's list and deliver what we find to your dashboard and CSV export, within 2 business days of your purchase. Emails are found for some owners, not all. In our own test of 100 sampled individual owners, 75 had an email found, and results will vary by ZIP. We do not promise a minimum number of emails, and we do not promise that an address is current, deliverable, or that its owner wants to hear from you. The 30-day money-back guarantee on your first payment applies to the add-on; see Refunds.
Emails, when we have them, are stored in a central database controlled by Miami Expeditions LLC. The admin always has access to that database. A subscriber receives a license to use an email only while their exclusive subscription and add-on for that ZIP are active. When either ends, access is revoked. The subscriber may not export or retain those emails after cancellation, except for messages they already sent, and may not resell, share, or publish them. Emails stay with us and are not given to the next subscriber for that ZIP unless our data provider's terms allow it.
CAN-SPAM duties apply to anyone who emails a person: a truthful header and subject, a physical postal address, a working unsubscribe, and honoring opt-outs. Owner removal requests are honored across mailing lists and across email records. Miami Expeditions LLC does not warrant that an address is deliverable or that any person intends to sell.
Homeowner emails are shown to a subscriber only for an exclusive ZIP on which that subscriber has an active owner-email add-on. Any other email record Miami Expeditions LLC stores (a free-found address with its source URL and confidence, or a later provider result) is admin-only. Opt-out requests suppress those records too. We do not sell homeowner emails.
Who else handles data
If you choose Sign in with Google or Sign in with Microsoft, we receive your name and verified email address from that provider and nothing else; we do not receive your password or access your mail or calendar. We use service providers to run the service: Stripe (payments), Vercel (hosting), and Supabase (database). They process data for us under their own security and privacy terms and may not use it for their own marketing. We may disclose information if the law requires it, to enforce our terms, or to protect people and the service. If our business is sold, the data may transfer to the buyer, who must honor this policy and your removals.
Email we send
We send account and billing messages. Any marketing email we send to agents will include our mailing address (Miami Expeditions LLC, 7924 SW 187th St, Cutler Bay, FL 33157) and a working unsubscribe, as CAN-SPAM requires. We do not send text messages. Contact stebbins.peter@gmail.com with any question or request about this policy. We will post changes here with a new date.
